If you’re looking for a one-of-a-kind high tea experience in Orange County, The Tea House on Lios Rios, located in the Los Rios Historic District of San Juan Capistrano, is the perfect choice.
The Tea House Story
Originally a quaint cottage, The Tea House was lovingly restored by the Niccola family in the 1990s. At the time it was a legal requirement to live on the property to have a business on Los Rios Street. Allan and Claudia Niccola purchased an 80-ton, two-story Victorian house and had it moved from Camino Del Avion to its current location directly behind The Tea House.
The Tea House Experience
You can order items on the menu a la carte, however, we highly recommend doing one of the High Tea Experiences—each experience includes their signature black currant scone, a variety of finger sandwiches, dessert, and of course, your choice of 50+ teas.

Private Events
As you can imagine, The Tea House is an extremely popular place for bridal showers, weddings, baby showers, birthdays, and other special events. You can host your event in one of these private rooms or in the outdoor seating area depending on your preference and group size. A wide variety of catering options are also available!
